Wanted to reach out to everyone on the board and give first cracks to fellow TF'rs who can help me out. Starting to build my new house hopefully in Nov/Dec of this year in Pasadena MD (Anne Arundel County) as soon as bank gets their act together.

Looking for:
Architect
Demo (of existing house)
Septic (need new nitrogen unit)
Foundation
Framers
Roofer
Electrician
Insulation
Plumber
HVAC
Drywall
etc.

Jeff,
you are going to build in NOv and you don't have an Architect yet....
Hmmmm, do you have the land ?
Is the lot approved for building, do you have all the local governmental approvals done?(township,perc, local building codes, any incumberances against building on your site ?
Building in the winter doesn't give you the best house either.
Have you considered modular ?
You might have a lot yet to do before Nov.
I'm not in the area, but build in Pa.

We are in the process of buying the land....it has a house that is a complete teardown. Already got the preliminary green light from the County and will just need to submit the building permit. They said on avg 2-3 mo to get it.

As for the architect, we have the complete floor plans/elevation, just need to have them drawn. Not going to have them drawn till we get the commitment from the bank.

I know Nov/Dec is a stretch but would rather shoot for the best than to not be prepared.

We just finished our project which sounds alot like your's....demo and re-build. Took a awhile, but it was worth it!

If you know what you are doing you will save about 25-30% rather than hiring a GC. I am in the commercial building world....seeing prices I can't believe right now. Good luck. You should be able to push a permit out quicker than that, i could get a hotel reviewed in 6 weeks. Building permit offices are slow right now. If you are proactive you should be able to get a permit within 6 weeks easy. Let me know if you have any general schedule questions. But yeah you are stacking odds against you by starting in the winter months. Pouring concrete in the winter is no fun. Dont be afraid to throw a little money in your budget for temp heat and for the concrete gusy to cover there work to protect it from freezing.

I have a small concrete company and live in Pasadena. No one can predict the winter and with a good contractor, it can be done. You can go to the permits building in Annapolis and work with them to get your permit. *410-804-2667

i would shop a General contractor and look at his work before making the final decision. I know of a few in the hampton roads area that will build a house at cost +30k to keep their crews working

Stairs and rails if you need them. Anything from oak or exotic, curved or radius and iron. Extensive portfolio. Let me know.

Call Lowman and Twigg, Dan lives in Pasadena and does a great job. 410-746-7577 I do the concrete work for him and have seen the great work he preforms on his projects. You'll never meet a nicer guy and he will treat you fairly.

hey jeff,, have you found anyone that is going to frame the house yet? i have extensive construction knowledge and have a great designer here on the shore that i work with quite often. we build homes ranging from ranchers up to homes that are 8000 sq ft. i have been building homes working with the homeowner quite often..i have a lot of qualified subs that have done work for me also to help you out if needed... the winter time problem is no big deal .. the xtra cost of the cold evens out with the summer heat.. the cold slows u up and the heat slows you down. my number is 410 924 1025. give me a call if you need any help... thanks!!! hope you have a great fall run fishing.

What do you mean by "shop a contractor". If it means what I think you are saying that is not how to do business. Not if you EVER want a contractor to work with you again. There is a huge difference in taking competitive bids and shopping a bid.
